If you've typed "what's my home worth" into Google recently, you've probably landed on a Zillow Zestimate, a Redfin estimate, or a handful of other automated numbers - and if you've compared them, you've noticed they don't agree with each other. That's not a glitch. It's because none of them have actually walked through your house.

After 36 years of pricing homes across Pasadena, Severna Park, Arnold, Crofton, Gambrills, Glen Burnie, and Annapolis, here's what I can tell you: your home's value isn't a single number pulled from an algorithm. It's a range, and where you land in that range depends on things no website can see.

What the Market Is Doing Right Now
Anne Arundel County has stayed remarkably steady over the past year. Countywide, home values are up modestly - generally in the low single digits year-over-year - and homes that are priced right are still moving quickly, often going under contract within a week or two of listing. That's a healthy, balanced market: not the frenzy of a few years ago, but still very much in sellers' favor for well-prepared listings.
A few things worth knowing as you think about your own number:

Pricing varies enormously by town and property type. A move-up colonial in Crofton and a waterfront property in Arnold aren't competing in the same pool of buyers, even if the square footage is similar.
Days on market is still short for the right homes. Homes that are priced to the current market and show well are routinely getting offers in under two weeks. Homes that are priced to yesterday's market sit - and sitting costs you money.

I've seen automated estimates miss a home's real value by six figures in either direction - usually because the algorithm can't tell the difference between a home that's move-in ready and one that needs a new roof.
What Actually Determines Your Home's Value
1. Recent, truly comparable sales. Not just "3 bed, 2 bath within a mile" - sales that match your home's condition, lot type, water access (if any), and updates, ideally within the last 3-6 months.
2. Condition and updates. Kitchens, bathrooms, roof age, HVAC age, and flooring all move the number. So does deferred maintenance - buyers and their inspectors will find it either way.
3. Location within the location. In waterfront communities especially, the difference between a protected cove and open water, or a property with a dock versus water access rights only, can swing value significantly.
4. Timing. Listing in a lower-inventory window versus a higher-inventory window changes how much competition you face for buyer attention.
5. How it's marketed. This one's often underestimated. Two identical homes, priced identically, can sell $20,000-$40,000 apart based on photography, staging, and how the listing is positioned to the right buyer pool.
